The Dillard

Project Location: Sweet Auburn District of Atlanta, Georgia

The Dillard is a four-story, approximately 5,530 SF, co-living/micro-unit building with activated street level retail space located in the Sweet Auburn District of Atlanta, GA on 26 Hilliard St. NE.

The project site is a very small lot, approximately 32’-0” x 50’-0” and is currently located between two vacant lots. The proposed building maximizes the site with full coverage and volume.

The first floor of the proposed design includes a 535 SF Retail space with dedicated storage room and restroom, and a 201 SF accessible residential unit per the ADA 2010 Guidelines. All the residential units are accessed through a private entrance at the front of the building. The ADA residential unit includes an open studio layout with sleeping and common living/kitchen area, closet, laundry, and private bathroom with an accessible outdoor terrace.

The second and third floor of the building consist of eight single-occupant residential units (four units per floor) with private bathrooms and closet. Each residential floor is also inclusive of a shared laundry room. The fourth floor of the building design consists of the shared amenity spaces with common living (341 SF), kitchen (206 SF), powder room, and storage space.

The fourth floor features a private roof terrace with views to Downtown Atlanta at the rear and a balcony overlooking Hilliard St. to the front of the property.

The architectural style of the building’s exterior is designed to fit the contextual architectural style of the surrounding contributing buildings within the Sweet Auburn District. The district’s vision is to retain its historic and diverse residential/commercial essence. The proposed exterior building materials are brick with an architectural concrete masonry unit base on all four sides of the first through third floors with decorative cast stone accent bands, fiber cement on the fourth floor with windows, and GFRP building cap. The first-floor retail also has a generous storefront display window.
